Our home is a rental for adults or family parties who appreciate and will respect a well appointed and maintained home-away-from-home.
Central heat and cooling and varispeed ceiling fans in all bedrooms and living and dining room. Living spaces and bedrooms have attractive but non-working fireplaces. Original refinished wood floors in living dining and halls, new wood floors in bedrooms.
New Queen beds and new mattresses in bedrooms. New Queen sofa bed in living room.
We have a large flatscreen TV with 140 cable channels and IP TV (Netflix, Amazon etc. accessible via your own accounts) in the living room.
High speed WiFi throughout.
Dining room seats 8 comfortably.
Kitchen has a bistro table and 2 chairs for a quick bite and is properly stocked so 8 people can cook and eat real meals.
Full sized washer and dryer in utility room.
Private backyard with shaded seating area and gas BBQ perfect for relaxing.
We are child friendly (we have 4!) and have a kids toilet seat and step available but are not baby proof. We also have a few steps up to front and back door and shower/ bath upstairs (a half bath downstairs) so if you need wheel-in access we are not the rental for you.

The house is on the eastern edge of the Historic District, in the Beach Institute area. River Street, Forsyth Park, and the happening restaurants of the Victorian District are nearby. A lovely park with a playground is directly opposite the house. The house is surrounded by free parking. River St is a one mile walk through the Historic District or $5 cab ride. Forsyth Park and the Kroger supermarket are a 5 minute walk away.
Walk, cab/uber, drive as you wish. We have lots of free on street parking. An Uber to the heart of River St is $5 and a 5 minute ride. Savannah is about walking and sightseeing so bring a good pair of shoes and explore.
We are not a rental for the party crew. Principal renter needs to be 25+.
Out of consideration for other guests no smoking/vaping and no pets (and no exceptions).
You will find our home clean and in like-new condition and we ask our guests to take out their trash, load the dishwasher and not leave a sink full of pans when they leave. Excessive mess will result in an increased cleaning charge/claim on deposit.
THE FOLLOWING AGREEMENT GOVERNS YOUR STAY AND YOU ACCEPT THE TERMS WHEN YOU BOOK
AGREEMENT
This agreement (“Agreement”) is effective as of the Date and is made between BND Mgmt LLC (“Manager”) and the Tenant as set out below regarding the rights of the Tenant Party to occupy the property located at 535 E Broad St, Savannah GA 31401 (the “Premises”) on the Rental Dates on the terms hereafter appearing. Manager and Tenant are each a “party” and collectively are the “parties”.
For good and valuable consideration, the adequacy and receipt of which the parties acknowledge, the parties agree as follows:
1.The following words have the following meanings:
1.1“Cleaning Fee” means US$125 plus Tax
1.2“Date” means [date]
1.3“Deposit” means the deposit taken via AirBnb.
1.3“Rent” means calculated as follows: [dates and rates] (plus Tax)
1.4“Rental Period” means the period of time commencing at 4pm on [date] and ending at 11am on [date] and no other time.
1.5“Tax” means an amount of thirteen percent (13%) (being 6% local hotel tax plus 7% state use and sales tax calculated on the Rent and Cleaning Fee.
1.6“Tenant” means [name] of

1.7“Tenant Party” means the Tenant and Tenant’s guests totaling no more than 8 people (including Tenant) who are hereby authorized to occupy and use the Premises during the Rental Period in accordance with the terms of this Agreement.
2.Right to Occupy and Use
2.1Subject to receipt in full of the Rent and Cleaning Fee, Manager, being authorized to so grant by the owner of the Premises, hereby grants Tenant Party the right to occupy and use the Premises for vacation purposes during the Rental Period, subject to the terms hereof and all applicable laws and regulations.
2.2Tenant agrees to surrender the Premises and the contents thereof at the end of the Rental Period in good condition, unaltered, and in broom clean, reasonable wear and tear appropriate to the Rental Period excepted, condition. Trash shall be removed and placed in the appropriate proper receptacle. Dishwasher loaded and dishes/pans washed. Tenant shall not and shall not permit any assignment, transfer, sublet, or otherwise transfer any rights herein granted to Tenant.
2.3If any member of the Tenant Party remains in possession or uses the Premises beyond the Rental Period (which they may only do with permission of the Manager or owner of the Premises) then Rent calculated at the applicable daily rate posted on Air BnB shall be charged and Tenant hereby authorizes a charge against the Credit Card (as defined below) for the same and/or deduct the same from the Deposit.
2.4Tenant acknowledges that the Premises is not child proof.
2.5Tenant is advised that internet service to the Premises is via cable service and that speeds may be affected by user demand on the system. Tenant is also advised not to illegally download copyrighted content over our network as that can result in penalties from our service provider. If we lose internet service due to a such downloading during your Rental Period then Manager will incur damages and Tenant agrees that Manager is entitled to claim $500 against deposit in partial satisfaction of such damages without need to prove actual damage.
3.Payments
Section 3.1-3.4 apply only in the absence of an applicable policy governing payments as applied by AirBnb.
3.1If this Agreement is executed less than thirty (30) days prior to the commencement of the Rental Period then the entire Rent (inc Tax), the Cleaning Fee (inc Tax) and the Deposit shall be paid at the time of execution.
3.2If this Agreement is executed more than thirty (30) days prior to the commencement of the Rental Period then Tenant shall pay 50% of the Rent together with Tax on the same to Manager at the time of execution of this Agreement, which payment shall be non-returnable except if Manager cancels the Agreement prior to the start of the Rental Period by way of notice to the Tenant or Tenant cancels the booking more than thirty (30) days prior to the commencement of the Rental Period .
3.3The balance of the Rent (inc Tax), the Cleaning Fee (inc Tax) and the Deposit to be paid to Manager no later than thirty (30) days prior to the day the Rental Period commences. Except as otherwise herein provided the Rent and Cleaning Fee shall be non-returnable except if Manager cancels the Agreement prior to the start of the Rental Period by way of notice to the Tenant. Cancellation due to weather is at Tenant’s risk and cost.
3.4Tenant shall complete and return the credit card authorization form attached to this Agreement and supply legible copies (well-lit cellphone camera photos with no flash “blow out” obscuring the images or computer scans) of both sides of the credit card “(Credit Card”) and a valid driver’s license showing the Credit Card billing address or valid passport (showing picture page and bar code page) when returning the executed Agreement.
3.5Tenant hereby agrees to accept liability for any damages (beyond reasonable wear and tear appropriate to the Rental Period) to the Premises and the property located therein, not limited to property damages, property misuse, vandalism, and missing property from the Premises, caused by any person by any means during the Rental Period (“Damage”) and is paying the Deposit and providing credit card information to secure such commitment. The following is subject to AirBNB deposit claim and return policies - Tenant understands that these costs will be charged to the credit card on file for charges above the Deposit, if the Deposit is insufficient to cover the same. In the absence of another payment arrangement, Tenant authorizes charges on the credit card for payment of these items to the extent they may be in excess of the Deposit. Manager will provide information of any Damage and the cost to make good the Damage and/or replace the damaged or missing items (charged at full new replacement cost). The balance of any Deposit remaining after any deductions (if any) will be returned to Tenant within one (1) week of the end of the Rental Period. Tenant remains liable if Damage is not paid via the Deposit and/or charges to the credit card.
3.6The Premises has electrical, water and sewer supply, and basic cable and internet service. Tenant is liable (and deduction from Deposit and/or the Credit Card by Manager is hereby is authorized) for any electricity which is billed in excess of US$25 per day of the aggregate Rental Period or US$400 a billing month whichever is the lesser, and any bills relating to cable and/or content over and above the basic service paid for by Manager which has not been paid directly by Tenant.
3.7NEITHER SMOKING/VAPING NOR PETS ARE PERMITTED IN THE PREMISES. Tenant hereby authorizes retention of the Deposit as reasonable (but not the only) compensation if it is determined by the Manager that smoking has taken place in the Premises or pets were present at the Premises during the Rental Period.
4.Waiver and Indemnity
Tenant hereby indemnifies and holds Manager, Manager’s local manager and the owner of the Premises harmless from and against any and all claims arising from use and occupancy of the Premises (including the parking of any motor vehicles of the Tenant Party at or around the Premises) or from the conduct of any activity or things which may be permitted or suffered by the Tenant Party in or about the Premises including all damages, costs, attorney’s fees, expenses and liabilities incurred in the defense of any claim or action or proceeding arising therefrom. Except for damages etc. arising from Manager and/or owner of the Premises’ willful wrongful or grossly negligent conduct, Tenant hereby assumes all risk of usage of the Premises, damage to the Premises and the contents thereof and injury to persons in or about the Premises and Common Areas. Tenant is entirely responsible for all of the possessions of the Tenant Party during the Rental Period where so ever the same are located and Manager, Manager’s manager and the Owner of the Premises have no responsibility or liability in connection therewith.
5.Acts of God
Neither Manager nor owner of the Premises shall be liable for events beyond their control which may interfere with Tenant Party’s occupancy of the Premises or property during the Rental Period, including but not limited to acts of God, acts of governmental agencies, strikes, war, or inclement weather. NO REBATE OR REFUND will be offered in these circumstances.
6.Default
It is agreed between the parties hereto that if any Rent shall be due hereunder and unpaid, or if Tenant shall default and breach any other covenant or provision of this Agreement, then the Manager, after giving proper notice required by law, may re-enter the Premises and remove any property and any and all persons therefrom in the manner allowed by the law. The Manager may, at its option, either maintain this Lease in full force and effect and recover the rent and other charges as they become due or, in the alternative, terminate the Rental Period. In addition, the Landlord may recover all rentals and any other damages and pursue any other rights and remedies which the Landlord may have against the Tenant by reason of such default as provided by law.
7.Miscellaneous
7.1Each provision of this Agreement performable by Tenant shall be deemed both a covenant and a condition. This Agreement shall be binding upon and shall inure to the benefit of each of the parties hereto, their heirs, personal representatives, successors and assigns. The owner of the Premises is expressly made a third-party beneficiary of this Agreement authorized to enforce the same.
7.2This Agreement constitutes the entire agreement between the Parties relating to the subject matter hereof and supersedes all prior understandings and agreements relating thereto. There are no representations, promises or understandings between the Parties or upon which the Parties have relied with respect to the subject matter of this Agreement except as expressly set forth herein. This Agreement may only be amended by way of signed writing.
7.3Notices to either party shall be in writing and served either personally or sent by registered or certified United States mail, postage prepaid, addressed at the address as set forth above. Such notice shall be deemed to be received within (48) hours from the time of mailing, if mailed in the manner as provided.
7.4No waiver of any provision hereof shall be deemed a waiver of any other provision hereof or of any subsequent breach by Tenant of the same or any other provisions. The invalidity or unenforceability of any provision hereof will not affect the validity or enforceability of any other provision hereof. All remedies, rights, undertakings and obligations contained in this Agreement are cumulative, and none of them are in limitation of any other remedy, right, undertaking or obligation of either party.
7.5Time is of the essence in this Agreement.
7.6This Agreement has been entered into in the State of Georgia. The validity, interpretation and legal effect of this Agreement is governed by the laws of the State of Georgia applicable to contracts entered into and performed entirely within such State. The Georgia courts (state and federal) located in Chatham county will have jurisdiction over any controversies regarding this Agreement, and the Parties hereto consent to the jurisdiction of said courts and waive any claim based on inconvenience of jurisdiction.
7.7Tenant confirms he or she is over the age of 18, has sought expert legal advice in connection with this Agreement, acknowledges he or she has been advised to seek such advice and if he or she has not done so, has acted of their own free will in spite of such advice.
7.8This Agreement is entered into when you book through AirBNB .
7.9Each party agrees to be truthful in any public reviews of the Premises and dealings between the Parties.
8.Being a Great Guest In Savannah
Breaching neighborhood policies, local laws and regulations as they relate to use of the Premises, noise, trash etc. is a breach of this Agreement. Please keep in mind that violations of any of these rules can also lead to fines or even eviction without refund.
8.1Please be mindful of the City of Savannah Noise Ordinance. As you are staying in a residential area, we would like to remind you to observe neighborhood quiet times between the hours of 9pm – 8am. Please remember that sound carries very well throughout Savannah, most especially in courtyards, porches, patios, and verandas.
8.2Guests must park only in designated parking places. Please be mindful of street sweeping zones and parking meters throughout the city. You will get a ticket if you ignore posted signs.
8.3Household trash and recycling must be placed in City of Savannah collection carts specific to the property. Trash bags and recycling may not be left outside of the collection carts, left on porches, or left in lanes.
8.4Laundry and towels must not be hung to dry on any exterior portion of the property, including, porch rails, fences, gates, or banisters.

•9-1-1 is the phone number for emergency services in the city.
•Savannah is a walking city and our architecture and squares are best enjoyed on foot. Please remember to only cross streets in designated crosswalks. And, as in most cities, jaywalking is punishable by a fine. Obey all pedestrian signals and signage.
•Bicycles are a great mode of transportation in Savannah; however, bicycles are prohibited in squares,
parks, and sidewalks throughout Savannah.
•Savannah does have leash laws and leashes are required. Pet waste must be cleaned up immediately.
•While “to-go” cups are legal in parts of the city, public intoxication is unlawful and may result in heavy fines and/or incarceration.
•Savannah has very strict litter laws. Please be sure that all litter, trash, and cigarette butts are placed in waste receptacles.
•While you don’t need a pass to park on the streets around our home, if in metered or restricted areas you may buy a 48-hour parking passes from Savannah’s Parking Services Office at 100 East Bryan Street, the Savannah Visitor’s Center at 301 MLK Blvd, or by cal(PHONE NUMBER HIDDEN). The pass provides parking at any meter, with a time limit.
