A FEMALE ONLY HOUSE (owner +1 other guest)

The space

The house is a victorian terrace with lots of original period features, but has a stylish modern decoration. It is deceptively larger than it appears from the outside the kitchen has recently been extended and lets in lots of natural light and opens out into a beautiful English garden.

The house is very well located taking only 25mins to get to Oxford Circus. The Area itself (Newington Green) is a great base for exploring London, with lots of shops, bars and restaurants centred around a 'Green'. It is also a short walk to the beautiful Clissold Park and other nearby areas like Dalston, Stoke Newington & Upper Street ( in Angel).

There is a good sized living room with 3-seater sofa, daybed & chair. There are lovely period features here like sash-window & shutters, wooden floors and original fireplaces. The living room opens into a dining-room with a large wooden table & seating. There’s plenty of space to relax, work or eat dinner here.

The private Garden is well looked after and bursting with flowers in the summer months with ample seating outside on the grass or on the patio. There is even a small water feature! Its a very calm and beautiful space, I really recommend spending some time out there. The garden does back on the Overground rail-track but its not really noticeable ( unless you're on the phone! )

The kitchen is massive, bright and features a glass ceiling & full glass rear wall. There is a floor to ceiling height fridge, double ovens and a gas stove top. I run a baking company from here so I don't allow guests to cook meals. You are welcome to store a few bits in the fridge and I have a cupboard for storing other snacks / food items. I would advise only making breakfast & very light meals here during your stay.

The bathroom is right next to your room so it kinda feels like an en-suite. The shower is super powerful and always hot. The fittings in the bathroom are relatively new and are in keeping with the period style of the property. It is shared with myself and one other female guest (only if the other room is booked).

Is up a small flight of creaky old stairs and is situated on the rear of the house. The period-style sash-window is double glazed and opens into the garden. The double bed is super comfy with a memory foam Eve mattress & Japanese style (low to the ground). Your room has a desk / dressing table space and a clothes hanger with a drawer and it’s carpeted for extra comfort.

The house is situated in a buzzing area but within a cul-de-sac that is unusually & uniquely quiet. The street was built in the Victorian era (but in a Georgian building style). You can see the original Victorian street lamps on the road. Its easy to forget you are in a City which makes staying here a real gem. A proper relaxing sanctuary.

I have a very small wire-haired dachshund. This breed type doesn’t lose hair and she can’t get upstairs so lives downstairs in the house. She is ridiculously friendly and loves cuddles & tum rubs. She is hilariously weird.

Where you’ll be

Greater London, England, United Kingdom

There is a local pub at the end of the road and also a reasonably good Indian takeaway and very good pizza restaurant . We are also very close to the quirky cafe scene @ Newington Green.

The house is short walk or bus ride to the beautiful Clissold Park in the heart of Stoke Newington. There are loads of restaurants, pubs and shops on Stoke Newington Church Street.

We are 7 minute walk to Canonbury Overground station which is only 1-stop from Highbury & Islington Underground station that serves the Victoria line to central London.

We are 15 minutes walk from the heart of Dalston, which has proper nightlife, with late night restaurants, bars and clubs. Angel's shops are also about 15/20 minute walk away.

There are some nice & very green short walks in the area I can point out to you, if you are interested
