Originally a grain store and now newly refurbished, Dairy Farm Cottage is situated in the grounds of the owners’ home, Dairy Farm, overlooking extensive gardens and handsome Norfolk red brick outbuildings. It is entirely self-contained and secluded, with ample parking directly outside the front door and level access throughout. Just 3½ miles south west of the centre of Norwich, the cottage sits on the edge of Swardeston village surrounded by fields, a lovely common and a network of footpaths

The space
With exposed beams in every room, Dairy Farm Cottage retains much of the character of a traditional Norfolk farm building.
You are welcome to bring one small, well-behaved dog but we would ask you let us know us in advance. We also ask you not to allow the dog on the furniture or bed, to keep it on a lead at all times when outside and not to leave it unattended in the cottage.
The cottage has an airy, spacious lounge with comfy seating and a large dining area with table and four chairs. French doors open on to a sheltered, south-facing patio.
The bedroom has an incredibly comfortable king size bed with 400 thread Egyptian cotton bed linen, tall chest of drawers, bedside unit and dressing table. There’s also ample hanging space in a wardrobe in the adjacent hallway.
The bathroom has a new electric shower over the bath and fluffy towels, soap and shower gel are provided. (And if you’ve forgotten anything just ask!)
The compact, fully-equipped kitchen has an electric cooker, under counter fridge, microwave, washing machine and a small breakfast bar for two. A good range of cooking essentials as well as tea, coffee and sugar are supplied but do ask if there is anything we can help with. We will leave you a welcome pack of a loaf of bread, some butter, milk and biscuits.
Well stocked library of books including maps and guides to local walks.

Just 3½ miles south west from the centre of Norwich, Dairy Farm Cottage sits on the parish border of Swardeston with East Carleton, a short walk from Swardeston Common and surrounded by fields and an extensive network of footpaths and bridleways.

Waitrose in Eaton and a large Tesco at Harford Bridge on the A140 are each about 2 miles away. There’s a local farm shop, The Paddocks, at Mulbarton and you can buy home-grown beef and lamb from The Pantry at nearby Intwood Farm.

Local pubs include The Cellar House and Red Lion both in Eaton, the Marsh Harrier at Harford Bridge and the World’s End at Mulbarton. For gastro pubs further afield there is the excellent Bird in the Hand at Wreningham and The Wildebeest at Stoke Holy Cross.

Once famed for having a church for every week of the year and a pub for every day, Norwich is a wonderful city to explore, whether you are a foodie, a culture vulture or a shopaholic! It has a magnificent Norman cathedral, imposing castle, pretty winding streets packed with independent shops, cafes, pubs and restaurants and a vibrant cultural scene. You can enjoy top West End shows at the Theatre Royal, alternative entertainment at the Playhouse and Norwich Arts Centre, and don’t miss Cinema City, an intimate 3-screen art-house cinema housed in one of the city’s most historic buildings complete with bar and restaurant.

Further afield, the Norfolk Broads are not far away, the endless sand dunes and basking seals of Winterton-on-Sea are just 40 minutes’ drive and the north Norfolk coast is also in easy reach, with the vast beaches of Holkham and Wells-Next-The-Sea, the quaint charm of Blakeney Quay and the cliffs of Sheringham and Cromer.
