The space
You will enjoy exclusive use of this self contained property situated in a large courtyard with secure parking and a private enclosed terrace, with table and chairs to enjoy your morning coffee.

Step through the broad wooden door into the bright & spacious open plan kitchen dining area, with a fully fitted kitchen. You will be able to prepare delicious meals with ingredients sourced at local independent shops or farmers markets.
The Kitchen is complete with electric hob, oven, kettle, toaster, fridge and is well stocked with pots and pans, crockery and cutlery.

Sit at the table or relax on the wide leather sofa & admire the open fireplace, natural stone walls, old wooden floorboards and exposed wooden beams.
The sideboard cum bar is stocked with bar essentials for your evening aperitif (BYO gin!)

Through to the snug lounge with its comfy leather sofa, rugs and vintage furniture music system & TV, where you can enjoy quiet nights in.
This room may be used as a second bedroom - the sofa converts to a bed suitable for an extra guest or children, but note that it is a 42 inch wide 'small double', which is OK for kids or one adult but 2 adults is a squeeze. If you really want to sleep 4 adults for the odd night the long sofa in the kitchen diner is a probably a better bet.

The master bedroom has a 5' double bed, crisp linens, built-in reading lamps and a vanity niche with mirror & lighting perfect, for getting ready.
It's en-suite bathroom has a spacious shower, w/c and hand basin. All linens and soft fluffy towels are included.

Up 3 steps off the dining area there is a second bathroom with w/c and hand basin and a small utility room that can be used for rinsing /drying boots and hanging damp jackets etc

The property is full of character with wood & natural stone walls, it offers the perfect romantic retreat or small family getaway; it is a lovely 'home' to come back to after a busy day of walking, cycling or sightseeing.

All the amenities of Bradford on Avon are a few minutes level walk, whether you want to buy a paper, some fresh bread, groceries and essentials or browse the independent shops, pick up a new book, check out local artists or just relax with a coffee and watch the barges working through the lock.

Bradford on Avon has an old town of period stone buildings, surprisingly unspoilt by modern development - there are no chain stores in the town centre. The property is close to the Kennet and Avon canal on one side and the old Town Gasworks - now unused! - on the other side.

It is a popular tourist destination in its own right and Bath, its more famous neighbour, is only a short train ride away. It is an interesting place to explore and gives very easy access to walk or cycle along the canal and river bank. Explore the canal as far as you fancy - stroll to Avoncliff with its pub, viaduct and train halt or go on to Bath or beyond. Bath is under an hour by bike and Bristol can then be reached by an excellent cycleway. Bicycle and canoe rentals are available nearby!

The property is between the Kennet & Avon canal and the River Avon. The canal and Bradford on Avon lock are only a 2 minute stroll south and the river running through the town centre is a 5 minute walk north. Across the road is the town park and here you will find the tithe barn, craft and coffee shops and a children's play area.

The Canal Tavern pub with food is 1 minute walk and Dick & Jane's canal side cafe / restaurant is next to it. The Barge Inn with food is 5 minutes walk and the Bengal Indian restaurant is 1 minute's walk. Further into town are plenty more food and pub options.
