The space
You will enjoy exclusive use of this self contained property situated in a large courtyard with secure parking and a private enclosed terrace, with table and chairs to enjoy your morning coffee.

Step through the broad wooden door into the bright & spacious open plan kitchen dining area, with a fully fitted kitchen. You will be able to prepare delicious meals with ingredients sourced at local independent shops or farmers markets.
The Kitchen is complete with electric hob, oven, kettle, toaster, fridge and is well stocked with pots and pans, crockery and cutlery.

Sit at the table or relax on the wide leather sofa & admire the open fireplace, natural stone walls, old wooden floorboards and exposed wooden beams.
The sideboard cum bar is stocked with bar essentials for your evening aperitif (BYO gin!)

Through to the snug lounge with its comfy leather sofa, rugs and vintage furniture music system & TV, where you can enjoy quiet nights in.
This room may be used as a second bedroom - the sofa converts to a bed suitable for an extra guest or children (it is a 42 inch wide 'small double', fine for children or 1 adult)

The master bedroom has a king sized double bed (5 foot wide), crisp linens, built-in reading lamps and a vanity niche with mirror & lighting perfect, for getting ready. It has its own en-suite bathroom with shower, w/c and hand basin. All linens and soft fluffy towels are included.

Up 3 steps from the dining area is a second bathroom with w/c and hand basin. There you will also find a back kitchen that can be used for food prep, rinsing / drying boots, hanging damp jackets etc

The property is full of character with wood & natural stone walls, it offers the perfect romantic retreat or small family getaway; it is a lovely 'home' to come back to after a busy day of walking, cycling or sightseeing.

All the amenities of Bradford on Avon are a few minutes level walk, whether you want to buy a paper, some fresh bread, groceries and essentials or browse the independent shops, pick up a new book, check out local artists or just relax with a coffee and watch the barges working through the lock.

Guest access
The property has its own secure parking for one car inside security gates - access into the property is directly from the parking area. Street parking in Bradford on Avon and especially Bath can be difficult so having your own parking space is a real boon.

Parking and taxis are available at the railway station if you plan to explore further afield. The station is a 5 min level walk if you are coming by train.

Other things to note
Please note, there is no grass for dogs, but there is a suitable walk, just a minute or so away, which is ideal for the first and last walk of the day.

The lounge / front bedroom may be subject to some road noise at busy times.
