The Condo is 26.4 sq m and has a balcony with views of the city and Manila Bay on a clear day, it also serves as a place to chill at night. The unit is designed to be as simple yet cozy as possible. The Air conditioning is very powerful and reduces the temperature in the Condo very quickly making it incredibly comfortable.
It is within walking distance of SM North Edsa (via a private walkway) and Trinoma and the city’s railway station (MRT/LRT). The building has tight 24/7 security. 👨✈️CCTV in operation in common areas .

The Grass Residences property management personnel look after the safety and security of everyone staying in the community. They are very specific in the proper registration of every guest; thus, we require the following upon booking. PLEASE NOTE THAT THESE ARE ONLY REQUIRED TO ALLOW US TO ARRANGE A PASS THAT WILL ALLOW YOU TO LEAVE AND ENTER THE COMPLEX WHEN EVER YOU WANT, WITHOUT THE PASS, SECURITY MAY NOT ALLOW YOU TO RE-ENTER THE COMPLEX.
1. Complete names of all guests.
2. Scanned/Screenshot copies or pictures of guests' IDs/passports. THESE WILL BE DELETED AFTER CHECK-OUT IN LINE WITH DATA PROTECTION.
3. You may send your Government IDs to our email address 🔹crib28grass@gmail.com🔹
4. Please provide Govt IDs such as driving licence etc. (SMDC Admin insists on strict compliance regarding IDs). No employee ID
5. May I also request for your Philippines contact number for my unit manager Nora Cases to liaise with you before your check-in .
🔘You may provide your passport or government ID with ID number blacked out for Internet security purposes. If today is a holiday, Auntie Nora will advise the guard & lobby staff that your gate pass will be provided to you the next day.
🔘Auntie Nora will meet you at the lobby of Tower 4 at your check-in time. And will come along with you to check the unit. You may contact her a day before your check-in through our email address or her local mobile number .She is always on time for meets’, so we are requesting you to keep her posted if you will be running late. Likewise, if for an unexpected reason that she'll be late, she will contact you immediately.
🔘Please note of the Unit # and the Tower # you're staying in. For security purposes, security personnel will ask for your unit # when entering/leaving the premises. And for your convenience, please bring with you your 📄CONTRACT TO LEASE( monthly rental or up ) /AUTHORIZATION LETTER/ GATE PASS every time you pass by the security as they may ask for a confirmation before letting you exit / enter.
🔘 You can use SWIMMING POOL🏊🏻 ( Towers 2-3 )during weekends and holidays but Tower 1 LAP POOL is exclusive only for the unit owners as per admin rules.(Tower 4 -5 lap pool maximum of 20 pax , kiddie pool max of 5 kids) and GYM 🏋🏻♀️(Tower 1 )
🔘 Amenities free for long term tenants
🔘PARKING is not free, HOWEVER, there is a paid parking structure in front of the Tower 4 entrance which is on a first come first serve basis. You can also use the parking at SM North Edsa which is just walking distance from the unit Ph 200/ day.
🔘You must also acknowledge that any damage caused during your stay will be liable and charged to you.
